The Setting

Overview and Location

Cocoplum is the island section of Coral Gables: four islands bordered by the Coral Gables Waterway and Biscayne Bay, filed with the county as Cocoplum Sec 1 and Cocoplum Sec 2 Plats A through G. Just over half the residences have water frontage, some with dockage behind the house. A second gate leads to Tahiti Beach, the private island inside the community.

MLS records report a mix of bridge conditions on the water, with some addresses listed as no fixed bridge and others as one fixed bridge, so the route to the bay is a per-property question rather than a community-wide one. Distances below are straight-line miles from the community's coordinates in the MLS feed; confirm drive times at the hours that matter to you.

The Living Experience

Lifestyle and Who Lives Here

Cocoplum is the Coral Gables gated community that functions most like a resort: a residents-only clubhouse with a full events calendar, seven tennis courts, a pool and a yacht club within walking distance of the house. It draws families first, which is why the amenity list matters as much as the water.

Most homes are large two-story Mediterranean or contemporary houses on lots under an acre, with the waterfront minority carrying the highest values. Confirm with the association which club privileges attach to the specific plat, since the private club and amenities are reserved for residents of Islands of Cocoplum and Tahiti Beach.

The Association

HOA and Association Details

Fees, rules, and approval requirements at Cocoplum are set by the association and can change. Nothing on this page replaces the current governing documents, budget, and estoppel, which Dan can help you request before you make an offer.

Fees

The association is the Islands of Cocoplum Homeowners Association Phase II, which assesses a membership fee on every home. Recent MLS listings report $1,500 per quarter on most homes, $1,800 on a group of them, and quarterly figures across the community running from $1,200 to $9,300; a smaller number pay monthly, from $500 to $1,500, and a few pay annually, up to $3,600. Dues follow the section and the plat rather than the house, so two neighbouring homes can carry different numbers. A minority of records describe a voluntary association — those are the earlier Section 1 streets, where the City of Coral Gables runs its own Cocoplum Phase I security guard district.

What the Fees Include

The association states that the fee covers 24-hour security, common-area landscaping, the amenities and the maintenance of common areas. Among the recent listings that itemise it, security, recreation facilities, street maintenance, street lighting and garbage and trash removal appear. The private clubhouse, the seven hydro-clay tennis courts and two pickleball courts, the fitness room, the 60-foot climatised pool and the Cocoplum Yacht Club are for residents of the Islands and Tahiti Beach and their guests, who are identified by an association ID issued at the clubhouse.

Buyer Approval Process

Membership is not automatic. The association issues a membership application, and approvals are reported in listings as taking one to two weeks with an application fee. Buyers are asked for a credit report; renters also go through tenant screening, usually paid by the tenant. The by-laws and the covenants and restrictions are handed to homeowners when the association approves membership, and extra copies can be purchased. Dan can request the application, the current budget and the estoppel before you write an offer.

Rules Worth Knowing

Exterior paint and any major renovation need approval from both the City of Coral Gables and the association, and landscape changes go through the association's architectural review board. Construction and landscaping are permitted Monday to Friday, 7:30 am to 5:00 pm. Real estate signs are not allowed on residential property. Boats may be kept in the rear yard but not on the front of a house. Amenities are for residents and their guests only, identified by an association ID. Trash goes out after 6:00 pm the evening before the Tuesday and Friday collections, with bulk pickup on Wednesday morning. Listings note pets are allowed with restrictions, often over 20 lbs, and minimum leases of 365 days appear on most records that state one.

My Local Insight

What I tell buyers about Cocoplum

Cocoplum is the community I send families to first, and the reason is the club: tennis, pickleball, the pool and the yacht club all sit inside the gate, which changes how a household uses the property. The number I watch is inventory. Ten homes were on the market in October 2026 and 14 sold in the preceding twelve months, so this market clears rather than stalls. Median time to contract was 99 days, slower than Old Cutler Bay, which tells you buyers here take their time and look at the club, the section and the water route before committing. If you are buying, ask which plat the house sits in and whether private club access attaches to it.

Questions Buyers Ask

Cocoplum: Frequently Asked Questions

Is Cocoplum gated?

Yes. Cocoplum is guard-gated, and the association describes a staffed guard house with 24-hour surveillance and on-duty officers. A second gate controls access to Tahiti Beach, the private island within the community. MLS listings list it as a gated community with security patrol.

How many homes are in Cocoplum?

The community's own site puts it at 302 residences, 172 of them with water frontage, plus the separate Tahiti Beach enclave. Because the community is built out, availability depends on owners deciding to sell rather than on new construction.

What are the HOA fees in Cocoplum, and what do they cover?

MLS listings report $1,500 to $9,300 per quarter, with some homes billed about $2,000 annually instead. The spread reflects the different plats and sections rather than a negotiating range. Confirm what each section's dues fund, and whether private club access attaches to that section, with the association.

What is the price range in Cocoplum?

Ten homes were listed in October 2026 from $6.8M to $17.99M. Over the prior twelve months, 14 homes sold between $5.59M and $32M at a median of $1,503 per square foot. The top of that range is waterfront property with dockage.

Do Cocoplum homes have dockage and bridge-free access to Biscayne Bay?

Some do. MLS records for the community report both no-fixed-bridge and one-fixed-bridge water access, so the route from a specific dock to the bay has to be checked address by address. The yacht club inside the community sells slips from 40 ft to 120 ft, which is an alternative for owners whose lots do not carry dockage.

What schools serve Cocoplum?

MLS listings for addresses here report Sunset Elementary, Ponce de Leon Middle and Coral Gables High. Miami-Dade County Public Schools assigns by address, so verify the assignment for the house you are considering rather than relying on the community name.

How far is Cocoplum from Miracle Mile and Downtown Miami?

About 3.5 straight-line miles to Miracle Mile and 6.6 to Downtown Miami, with the University of Miami about 1.9 miles away. Check the drive at the times you would travel, since Old Cutler Road and Le Jeune Road both carry peak-hour traffic.
