The Setting
Overview and Location
Journey's End is a small enclave on the western side of Old Cutler Road, between Matheson Hammock Park and Fairchild Tropical Botanic Garden. The county files it as Journeys End Estates and the Amended Plat of Journeys End, and the plat names tell the story: this is a handful of very large parcels rather than a street-by-street subdivision.
Lots in the recent MLS records run from 39,712 to 90,884 sq ft, so about half the community sits above an acre and a half. Of the seven single-family homes in those records, four carry water frontage, listed with canal frontage and ocean access and described as having no fixed bridges — confirm that per address, since it decides what can be docked. Distances below are straight-line miles from the community's coordinates in the MLS feed.

The Living Experience
Lifestyle and Who Lives Here
Journey's End is bought for the ground. With a median lot around 1.5 acres and a private-road layout, houses here are set well back from their neighbours, and the tree canopy does the work that a wall would elsewhere. The community is bordered by the two great green assets of south Coral Gables — Matheson Hammock Park and Fairchild Tropical Botanic Garden — both within a mile.
The trade is liquidity. Nothing has changed hands in the twelve months to October 2026, and the three homes on the market in that month were asking $8.75M, and up to $75M. If you are selling here, the marketing is a waiting game; if you are buying, the property you want may not come up this year, which is worth planning around.
The Association
HOA and Association Details
Fees, rules, and approval requirements at Journey's End are set by the association and can change. Nothing on this page replaces the current governing documents, budget, and estoppel, which Dan can help you request before you make an offer.
Fees
Journey's End Homeowners Association, Inc. is an active Florida corporation. Recent listings report $2,500 to $3,000 a month on most homes, $1,500 a month on two records, and one home billed $7,500 a year. That is the highest monthly figure among the Coral Gables enclaves covered here, and it reflects private roads the association maintains. Three of the recent records describe a mandatory association rather than a voluntary one.
What the Fees Include
Listings note private and paved roads, gated entry, tennis and pickleball courts — the assets the association keeps up — but no recent listing itemises the dues, so the current budget is what shows how much goes to roads, gate operation, courts and reserves. Dan can request it with the estoppel before you make an offer.
Buyer Approval Process
Association approval is required to buy, and the application carries a mandatory fee of 1% of the purchase price — non-negotiable. On a $16M purchase that is $160,000, so it belongs in the closing figures from the first conversation, not at the end. Five of the fourteen recent records note the approval requirement and the rest are silent, so ask for the application, the current fee schedule, the approval timeline and any deposit during the inspection period, and treat the declaration as the source of record.
Rules Worth Knowing
Five of the recent records note association approval is required and four report no restrictions, with leasing permitted on one. Pets are allowed on the records that note them, with restrictions on one. No minimum lease period appears in the recent MLS records, so rental terms need the declaration. Because the roads are private and the association is mandatory, matters the association controls — road maintenance, gate operation, the courts — carry more weight here than in a voluntary-association community.

Peak hours add ten to fifteen minutes to those longer trips.
My Local Insight
What I tell buyers about Journey's End
Journey's End is the rare community where I tell sellers to plan a year and buyers to plan two, and the data backs that up: one sale in the two years to October 2026, closing at $17.25M in March 2025, and nothing since. When a house comes up here it is usually the only one available at that moment, which is why the asking range in October 2026 stretched from $8.75M to $75M — the community is really several different products sitting on one plat. My advice on the buy side is to look at the lot before the house, because the acreage and the water route are what will not change, and to budget the monthly dues properly, since they run materially higher than in the neighbouring communities.

Questions Buyers Ask
Journey's End: Frequently Asked Questions
Is Journey's End gated?
Yes. Recent MLS listings list Gated Community alongside private roads, and one notes additional amenities. Confirm with the association how the gate is staffed, whether patrol service is included, and how guests and vendors are admitted.
What are the lot sizes in Journey's End?
Recent MLS records run 39,712 to 90,884 sq ft, with a median of 67,235 sq ft — about 1.5 acres — and the largest lots above two acres. The county files the community as Journeys End Estates and the Amended Plat of Journeys End, which reflects the large-parcel layout.
What are the HOA fees in Journey's End?
Recent MLS listings report $2,500 to $3,000 per month, with one home billed $7,500 annually. That is higher than the neighbouring gated communities, so the inclusions are worth confirming in writing with the association before you make an offer.
What is the price range in Journey's End?
Three homes were listed in October 2026 at $8.75M, up to $75M. The most recent closed sale was $17.25M in March 2025 at $1,691 per square foot, and no home has sold in the twelve months since.
Do homes in Journey's End have water access?
Four of the seven single-family homes in the recent MLS records carry water frontage, listed as canal front with ocean access and no fixed bridges, where the records state it. Because the community is not uniformly waterfront, verify the route to Biscayne Bay for the specific address.
What schools serve Journey's End?
MLS listings for the community report Sunset Elementary, Ponce de Leon Middle and Coral Gables High. Miami-Dade County Public Schools assigns by address, so verify the assignment for the property rather than relying on the community name.
How often do homes sell in Journey's End?
Rarely. One sale closed in the two years to October 2026 — in March 2025 — and none in the twelve months before October 2026. Buyers should expect to wait for the right property and sellers to plan a long marketing period rather than a quick sale.
