The Setting

Overview and Location

Gables Estates covers more than 200 acres of Coral Gables shoreline, and the Club's own description is precise: 192 lots served by wide, deep-water, sea-walled canals that wind through the community. The developer was industrialist Arthur Vining Davis, who built it in the early 1960s.

What separates it from the city's other gated communities is the water engineering, with canals sized for large vessels and no fixed bridges. Every recent MLS listing is flagged waterfront with ocean access, seawalls and canal widths of 121 feet or more. Membership in Gables Estates Club, Inc. is a prerequisite to purchasing property, so approval is part of the transaction rather than an afterthought. Distances below are straight-line miles from the community's coordinates in the MLS feed.

The Living Experience

Lifestyle and Who Lives Here

This is a boating community first. With no fixed bridges and canals wide enough for large-vessel turning, owners keep serious boats behind the house; every recent MLS listing is flagged waterfront with ocean access. The streets are quiet, sales are few, and the association enforces its covenants through an architectural review board, with exterior paint, major renovations and landscape changes all requiring approval.

Membership shapes daily life: the Club is the governance body, and its board meets at least four times a year, with a semi-annual meeting each April and the annual meeting each November. The HOA also sets construction and landscaping hours, and recommends valet parking when residents host large gatherings.

The Association

HOA and Association Details

Fees, rules, and approval requirements at Gables Estates are set by the association and can change. Nothing on this page replaces the current governing documents, budget, and estoppel, which Dan can help you request before you make an offer.

Fees

$6,000 to $8,500 annually in the recent MLS records. The Club assesses a fee for membership to the community, and membership approval is a condition of purchase.

What the Fees Include

Per Gables Estates Club, Inc., the association fee covers 24-hour security, common-area landscaping, maintenance of common areas, and the administrator and handyman salaries.

Buyer Approval Process

Membership in Gables Estates Club, Inc. is a prerequisite to purchasing property. The Club publishes its membership application, procedures and disclosure summary on its own site, and its Board of Governors meets at least four times a year with an annual meeting each November, which is the practical constraint on how quickly an offer can close.

Rules Worth Knowing

Set by the Club's covenants, rules and architectural review board guidelines: exterior paint and major renovation require both City of Coral Gables and HOA approval; landscape changes require HOA approval; construction and landscaping are permitted Monday to Friday 7:00am to 6:00pm and Saturday 9:00am to 5:00pm; real estate signs are allowed on residential property within City code. Trash is collected Monday and Thursday, with bulk pickup on Thursday.

Peak hours add ten to fifteen minutes to the downtown and airport runs.

My Local Insight

What I tell buyers about Gables Estates

Gables Estates is the least liquid market I work in, and that is a feature rather than a flaw: three sales in twelve months, a median of 102 days to contract, and an approval process that runs for weeks before a closing can even be scheduled. If you are buying, start the Club membership work early, because it is a precondition of purchase rather than a formality after the inspection. If you are selling, the buyer pool is small, international and patient, and the property that closes is the one with the best water: canal width and dockage carry more weight here than interior finishes.
