The Setting
Overview and Location
Hammock Oaks sits south of Fairchild Tropical Botanic Garden off Old Cutler Road, built around a private lake and filed with the county as Hammock Oaks Harbor Sections 2 and 3. The canopy is the defining feature: mature oaks arch over the streets and most homes are one-story, which is why the community reads as quieter and more generously treed than the corridors nearby.
Of the 13 single-family homes in the recent MLS records, 10 carry water frontage — lake, canal or mangrove — and a small number are flagged for ocean access through one fixed bridge, so this is a waterfront community with a caveat rather than a deepwater one. Distances below are straight-line miles from the community's coordinates in the MLS feed.

The Living Experience
Lifestyle and Who Lives Here
Hammock Oaks is a land-and-canopy community. Lots are wide by Coral Gables standards, homes are mostly single-story, and the lake gives roughly three-quarters of the recent sales a water view or frontage without the price of a bay-front address. The trade is that access to Biscayne Bay runs through one fixed bridge for the homes that have it, which matters if you keep a boat with a tall rig.
Because the association is voluntary, dues are low, and buyers should confirm which maintenance and security services are actually funded by them. Confirm what the lake, roads and common areas each depend on before you buy.
The Association
HOA and Association Details
Fees, rules, and approval requirements at Hammock Oaks are set by the association and can change. Nothing on this page replaces the current governing documents, budget, and estoppel, which Dan can help you request before you make an offer.
Fees
The association is the Hammock Oaks Homeowners Association, which the City of Coral Gables recognised as the community's board in a 2015 opinion on guardhouse operations. Dues here are modest and largely voluntary: recent listings report about $300 a year on most homes, with annual figures from $200 to $550, a few report $45 to $200 a month, and 21 of the 51 recent records list no association fee at all. The larger number sits on the tax bill. The Hammock Oaks Harbor Security Guard Special Taxing District, created by Miami-Dade County and transferred to the City of Coral Gables, funds the guard; the City's notice for the fiscal year that began 1 October 2025 caps the annual assessment at an estimated $3,000 per improved lot and $1,500 per vacant lot.
What the Fees Include
Recent listings record a gated entry with a guard and a security patrol, alongside a voluntary association. They do not itemise what the dues fund, and the association does not publish a budget, so the split should be read from documents rather than from the fee line: the district assessment funds the security services on the tax bill, while the dues sit with the association. Because the guardhouse stands on a public road, its operators follow the City of Coral Gables guardhouse ordinance, which the City Attorney confirmed applies to Hammock Oaks. Ask the association for the current budget and the district assessment notice, and for an estoppel at contract.
Buyer Approval Process
Most recent listings report no association approval to buy, and two of the 51 note approval required — consistent with a voluntary association, which does not gate a purchase the way a mandatory one does. Renters are screened: listings record credit reports and tenant screening paid by the tenant. The recorded deed restrictions and the city district assessment run with the land regardless of membership. The estoppel, the district assessment notice and the recorded restrictions are the documents that settle it.
Rules Worth Knowing
Recorded deed restrictions run with the land whether or not a homeowner joins the voluntary association. Recent listings describe a wide range, most commonly no restrictions, with dock restrictions noted on one record. Pets are allowed on 19 of the records that note them, with restrictions on seven and a 20 lb threshold on three. Where a minimum lease period is stated it is twelve months, and rental terms are screened by credit report and tenant screening paid by the tenant. The guardhouse operates under the City's guardhouse ordinance, which sets its protocol between 11 pm and 6 am.

My Local Insight
What I tell buyers about Hammock Oaks
Hammock Oaks is the community I show buyers who want land and mature trees rather than an amenity package, and the numbers explain why it is easy to miss: one home was listed in October 2026, two sold in the previous twelve months, and the last two closed at $5.1M and $5.6M. Sellers here are patient by nature, so a stale listing in this community usually means price rather than the house. Before you write, check two things — whether the lot carries lake or canal frontage, and whether the water route to the bay suits your boat, because the bridge is the one limitation buyers underestimate.

Questions Buyers Ask
Hammock Oaks: Frequently Asked Questions
Is Hammock Oaks gated?
Yes. Every recent MLS listing for the community lists Gated Community, and several note security patrol. The association is voluntary rather than mandatory, so confirm with the association what the gate and patrol are funded by and how visitor and vendor access is handled.
What are the HOA fees in Hammock Oaks?
Recent MLS listings report $45 per month and $400 to $550 annually. Because the association is voluntary, these dues are modest compared with the guard-gated communities nearby, and buyers should confirm what they do and do not cover.
What is the price range in Hammock Oaks?
Nine homes sold over the two years to October 2026 between $2.8M and $7.9M, and the two sales in the last twelve months closed at $5.1M and $5.6M. One home was listed in October 2026 at $4.5M on a 24,029 sq ft lot.
Do homes in Hammock Oaks have water frontage?
Most do. Ten of the 13 single-family homes in recent MLS records carry water frontage on the private lake, a canal or the mangrove edge, and the rest are interior lots. A small number of homes are flagged for ocean access through one fixed bridge, which is the constraint to check if you keep a boat.
What are the lots and homes like in Hammock Oaks?
Lots run 17,350 to 42,000 sq ft — about 0.4 to 0.96 acre — with a median around 20,250 sq ft, and homes run 2,804 to 6,779 sq ft with a median near 4,188 sq ft. Most are single-story, built between 1961 and 2015, which is why renovations matter more here than new construction.
What schools serve Hammock Oaks?
MLS listings for the community report Pinecrest Elementary, Palmetto Middle and Miami Palmetto Senior High. Miami-Dade County Public Schools assigns by address, so verify the assignment for the property rather than relying on the community name.
How does Hammock Oaks compare with the bay-front gated communities?
It trades bay frontage for lot size and canopy at a materially lower price: recent sales have run $2.8M to $7.9M against $8.75M and up in Journey's End or $12.795M and up in Old Cutler Bay. If dockage with no bridges is the priority, the bay-front communities fit better; if land, trees and a quiet one-story house are, Hammock Oaks does.
