What your budget buys

In this band the city's inventory is mostly condominiums and townhomes, together with smaller single-family houses on interior lots, often original rather than renovated. A pool or a rebuild is realistic here but rarely both, and renovated houses with a pool tend to sit at the top of the band.

Both sides of the same decision

Moving between the Beach and the Gables

From Miami Beach to Coral Gables

The Beach gives you the ocean, the walkable districts and a building with services. The Gables gives you a house, a lot and garden, shade from mature trees, and a car-first life with the downtown restaurants a short drive away. Condominium living exists here too, in the newer buildings along Ponce de Leon and Douglas Road, so the move does not have to mean leaving a doorman behind.

From Coral Gables to Miami Beach

Moving the other way means trading the lot and the oak canopy for a residence with a terrace, the water at the end of the street and a walk to dinner. The buildings differ block by block in age, exposure, house rules and what the association includes, so the work is in narrowing those before you look at anything.

Sell first, or buy first

On this move the financing is usually the deciding factor, not the market. If the equity in the home you are selling is funding the next purchase, the sale generally has to come first, with a rent-back or a longer closing so the two dates line up. If you can carry both, buying first lets you move deliberately and sell into a settled timeline, though it means holding two properties for a while. We look at both before either one is listed.

About

Dan Rascon

I have spent fifteen years selling property in Miami, and I work both markets that matter to people making this move: Miami Beach and Coral Gables. That means I can tell you what a Gables house is worth against the Beach condominium you already own, and what the timing looks like when the two depend on each other.

I am the number-one producing agent at Keyes Miami Beach, and I handle every one of these conversations myself. If you are buying or selling in either market, the answer comes from me, not from a team.
