1300 Monad Terrace · South of Fifth, Miami Beach
Monad Terrace Condominiums
Jean Nouvel's first Miami building — a bayfront composition of glass, water, and climbing gardens.
The Building
Monad Terrace at 1300 Monad Terrace
Monad Terrace is the rare building in South of Fifth whose architecture is the reason to live there. Completed in 2021, it was designed by Ateliers Jean Nouvel — the architect's first built work in Miami — with Kobi Karp as local architect of record, and developed by JDS Development Group.
The composition is unusually gentle for a waterfront site: two buildings of seven and fourteen stories facing each other across a central lagoon, with climbing gardens and a 116-foot bayfront pool extending toward Biscayne Bay. Rather than a tall tower with a flat facade, the scheme uses angled, sawtooth glazing to turn each residence's opening toward the water. The site was also raised well above grade for flood resilience, an engineering decision that shapes how the building meets the bay.
Design and Architecture
Nouvel describes Monad Terrace as a reflection machine, and the description is precise. Two modest buildings face each other across a lagoon; the bay-facing glass is cut in a sawtooth pattern so that each residence's opening is angled toward the water rather than squared to the neighbouring facade; climbing gardens rise through the composition and soften the glass. The building is also raised well above grade for flood resilience — a design decision made for Biscayne Bay's realities rather than imported from a brochure.
What Sets It Apart
Two things separate Monad Terrace from everything else in South of Fifth: it is the work of a Pritzker Prize-winning architect in his first Miami building, and it is deliberately small. Two volumes of seven and fourteen stories hold 59 residences — roughly a tenth of the homes in the towers nearby — arranged around water and gardens rather than along a single spine. Four penthouses have private rooftop pools.
History
Monad Terrace was developed by JDS Development Group, with Ateliers Jean Nouvel designing the building and Kobi Karp serving as local architect of record. Completed in 2021, it was Jean Nouvel's first built work in Miami and the first architecturally significant new residential building in South Beach in a generation. Delivered during a strong market, the project sold through most of its inventory by completion.

The Living Experience
Living at Monad Terrace
Living at Monad Terrace is closer to living in a small architectural enclave than in a condominium tower. With 59 residences across two low volumes, the walk from the lobby to the pool passes water and planting rather than a long amenity corridor, and the building's scale means quiet is the default.
Days here tend to move between the bayfront pool, the wellness and fitness spaces, the residents' lounge and café, and the lagoon that sits at the centre of the composition. Because the buildings are low, light reaches the terraces earlier and for longer than in the neighbourhood's towers, and the water is always in view.
Who It Suits
Buyers who choose architecture deliberately — who want a small building by a major architect rather than a large amenity tower — and who value low density, planting, and bayfront calm. It also suits seasonal owners and second-home buyers who want a finished, turnkey residence in a building that is quiet when they are not in residence.

The Residences
Residences and Interior Features
Monad Terrace's residences follow the building's geometry rather than a standard plan: bay-facing glass is set at an angle so that the principal rooms look out to the water, and private outdoor space is integral to each residence rather than an added balcony. Residences range from two to five bedrooms, with the largest lines substantially different in character from the smallest.
The four penthouses carry private rooftop pools. Interior finishes and layouts vary by line, floor, and any owner upgrades completed since 2021 delivery — a lower-floor two-bedroom and an upper-floor five-bedroom residence at Monad Terrace are distinct products, and features should be verified unit by unit.

The Location
Location and Neighborhood Lifestyle
Monad Terrace sits at 1300 Monad Terrace, on the bay side of Miami Beach between the West Avenue corridor and Biscayne Bay. It is at the northern, quieter edge of the South of Fifth area — close enough to walk or ride to South Pointe Park, the marina, and the neighbourhood's restaurants, but set back from the beach blocks in a genuinely residential pocket.
Alton Road and West Avenue provide the everyday conveniences, while the MacArthur Causeway keeps downtown Miami and the airport within a straightforward drive.
Ownership
Buying, Selling, and Ownership Considerations
Monad Terrace is a small building in a strong architectural position, and its market reflects that combination: turnover is limited, comparable sales are few, and pricing is argued building by building and line by line rather than against a neighbourhood average. Buyers should expect to study which lines capture the bay and which look inward, because that difference drives value inside a building of this size far more than floor number alone.
As a 2021 delivery, many residences remain in original condition, which makes renovation status a meaningful part of any comparison. It is also worth understanding the building's flood-resilience engineering and elevation, both of which are relevant to insurance and to long-term ownership on a bayfront site.
Rental and Pet Policies

1300 Monad Terrace, Miami Beach, on the bay side of the island between West Avenue and Biscayne Bay, at the quieter northern edge of the South of Fifth area.
Is Monad Terrace oceanfront or bayfront?
Bayfront. The building is organised around a central lagoon with a 116-foot bayfront pool, and its residences are angled toward Biscayne Bay rather than the ocean.
Who designed Monad Terrace?
It was designed by Ateliers Jean Nouvel with Kobi Karp as local architect of record, developed by JDS Development Group, and completed in 2021. It was Jean Nouvel's first built project in Miami.
How many residences are there, and what types?
59 residences across two buildings of seven and fourteen stories, ranging from two to five bedrooms, with four penthouses that have private rooftop pools.

Both are governed by the association and change over time. Confirm current minimum lease terms, pet limits, and approval requirements before you rely on them.
Are there residences for sale or rent at Monad Terrace now?
