Five Park Miami Beach at 500 Alton Road, luxury condominiums in South of Fifth, Miami Beach

500 Alton Road · South of Fifth, Miami Beach

Five Park Miami Beach Condominiums

The tallest residential tower on Miami Beach, and the first new ground-up condominium on the island in more than a decade.

The Building

Five Park Miami Beach at 500 Alton Road

Five Park is the newest and tallest address in the neighbourhood. Completed in 2024, the 48-story tower at 500 Alton Road rises roughly 519 feet, making it the tallest residential building on Miami Beach, and it was the first ground-up condominium completed on the island in more than a decade.

The building was developed by Terra and GFO Investments, with architecture by Arquitectonica, residences and amenity interiors by Gabellini Sheppard, and design direction by Anda Andrei. Its 227 residences are divided between two condominium associations — The Park on floors 8 through 25, and Canopy Residences from floor 26 upward — which means buyers should understand which association they are purchasing into. Around the base, a three-acre public park designed by West 8 and a pedestrian bridge commissioned from Daniel Buren give the project a civic dimension unusual for a residential tower.

Design and Architecture

Five Park is designed as a gateway rather than a wall. The elliptical tower is set back behind a three-acre park, so the building's public face is landscape; the Daniel Buren pedestrian bridge links the site to the surrounding neighbourhood; and the amenity programme is organised vertically, with the Canopy Club and its workspaces, fitness areas, and social spaces stacked into the building rather than fanned across a podium. The result is a tower that treats the street and the park as part of the project.

What Sets It Apart

Three things distinguish Five Park. It is the tallest residential building on Miami Beach at 48 stories and roughly 519 feet. It is the first ground-up condominium completed on the island in more than a decade. And it arrived with a three-acre public park and a commissioned pedestrian bridge by artist Daniel Buren at its base — a civic gesture no other residential building in the neighbourhood has made.

History

Five Park was developed by Terra, led by David Martin, and GFO Investments, led by Russell Galbut, with architecture by Arquitectonica, interiors by Gabellini Sheppard, and design direction by Anda Andrei. Completed in 2024, it was the first ground-up condominium delivered on Miami Beach in more than a decade, and it brought with it a three-acre public park designed by West 8 and a pedestrian bridge commissioned from the artist Daniel Buren.

The Living Experience

Living at Five Park Miami Beach

Life at Five Park is organised around a large, vertical amenity programme and a park. The Canopy Club is a residents-only club; pools, a spa, indoor and outdoor fitness areas, a screening room, coworking and workspace facilities, a children's learning lab, and a teen club are spread through the building; and the three-acre park at the base serves as the building's front garden and as public green space for the neighbourhood.

Residences are generous and many are two-story, with private elevator entry and twenty-foot ceilings, which suits owners who want a house-like interior with tower views. As the island's newest building, everything is in current condition, and the address appeals to buyers who want new construction, deep amenity, and a walkable Alton Road position, as much as to families who need the on-site children's and teen spaces.

Who It Suits

Buyers who want new construction with a deep amenity programme — wellness, workspace, and family facilities in one building — and who value being able to walk to Alton Road, the park, and the beach. It suits families and full-time residents as well as buyers who want a large, house-like residence with tower views and private elevator arrival.

The Residences

Residences and Interior Features

Five Park's residences are new construction with a contemporary interior language by Gabellini Sheppard: open plans, large windows, and generous outdoor space. They range from approximately 1,400 square feet to around 6,000 square feet in two- to five-bedroom configurations, and a number of residences are two-story homes with private elevator entry and twenty-foot ceilings — a typology the neighbourhood's older towers do not offer.

The building comprises two associations, The Park and Canopy Residences, and layouts, floors, views, and finish levels differ between them and across lines. Individual owners have also made their own changes since 2024 delivery, so features should be verified for the specific residence rather than assumed.

The Location

Location and Neighborhood Lifestyle

Five Park stands at 500 Alton Road, at the gateway between South of Fifth and West Avenue — its position beside the MacArthur Causeway approach makes it the first building many drivers pass on entering Miami Beach. The three-acre park at its base and the Daniel Buren bridge across the canal connect the site to the surrounding blocks, and Alton Road's shops and services are immediately at hand.

The beach and Ocean Drive lie east across the neighbourhood, South Pointe Park and Miami Beach Marina are to the south, and the causeway puts downtown Miami, the Design District, and the airport within an easy drive — the most convenient position in the district for owners who spend time on the mainland.

Ownership

Buying, Selling, and Ownership Considerations

As the neighbourhood's newest building, Five Park's resale market is still forming. Buyers have a genuine choice of association — The Park or Canopy Residences — and the differences between them matter: floor position, residence sizes, views, and the fee structures of two separate condominium documents should all be reviewed before purchase.

New construction also means most residences have not yet traded, so comparable sales are limited and each listing tends to set its own benchmark. Builder warranty coverage, current association budgets, and any remaining developer-held inventory are worth understanding as part of the decision, along with the practical reality that a 48-story building with 227 residences carries more internal competition than a boutique address.

Rental and Pet Policies

Rental terms and pet policies at Five Park are set by each association and are still relatively new. Minimum lease terms, pet limits, and approval requirements should be confirmed for the specific association — The Park or Canopy Residences — before purchase.

Association fees, assessments, rental terms, and building rules change and vary by unit and by association. Nothing on this page is a substitute for reading the current governing documents, estoppel, and budget, which Dan can help you request.
